CONDUCTING VIEWINGS AND SECURING LEASE OFFERS
Once interest is generated, your rental specialist will organise property viewings and adeptly handle tenant inquiries and objections. They'll negotiate lease offers on your behalf to secure the best terms.
FINALISING THE AGREEMENT
Upon accepting an offer, your rental specialist conducts background and credit checks on the prospective tenant. A professional lease agreement is then drafted, and signed by both parties, and the rental deposit is collected. Finally, the key handover and incoming inspection are completed before the tenant's occupancy.
COST STRUCTURE:
Two options are available:
Placement: ABC International places a tenant securely for a one-time fee equal to the first month's rent.
- A comprehensive 4-step vetting process includes 2x references check, a Tenant Profile Network check and credit checks to ensure that the tenant is in a financial position to sufficiently service the monthly rental and does not have a history of defaulting on debts.
- A detailed in-going inspection report.
Management: ABC International Real Estate manages the lease throughout the agreement period for a one-time fee equal to the first month's rent, plus 10% of the monthly rental amount thereafter.
- A full 4-step vetting process includes 2x references check, a Tenant Profile Network check and credit checks.
- Monthly collection of rental from your tenant.
- Monthly payment of rental less our brokerage fee to your nominated account.
- Issuing monthly statements by fax or email to tenants.
- Arrange repairs, as and when necessary, with contractors and co-ordinating access to your premises via your tenants.
- The deposit will be held in trust for the tenant.
- We will follow up with your tenants 2 months before the termination of their ascertain whether they will be staying on or vacating the premises.
- Signing of lease agreements and acceptance of lease extensions.
